After the inspection and lab results are complete, we prepare a comprehensive written report.

We write our reports in plain language so they are easy to understand, whether you’re a homeowner or a real estate professional.

Step 4
Detailed Reporting

Analyzing Business Graphs

If sampling is needed, we collect air and/or surface samples and send them to an independent, accredited third-party laboratory for analysis. Laboratory testing helps us identify the types and concentrations of mold present. This information is valuable when health concerns are involved or when documentation is needed for insurance claims.

You will receive the actual laboratory reports as part of your final inspection package.

What you can expect:

  • Samples sent to independent accredited labs

  • Objective, third-party results

  • Clear lab reports included in your final package

Step 3
Lab Sample Testing

Lab Test Tubes

When our certified inspector arrives, we begin with a comprehensive visual inspection of your property.

Using professional-grade moisture meters, thermal imaging cameras, and other diagnostic tools, we identify areas of elevated moisture and potential hidden mold growth.

This step is very thorough. We document our findings with photos and detailed notes so you have a clear record of what was observed.

What you can expect:

  • Careful inspection of all accessible areas

  • Use of professional moisture detection equipment

  • Clear explanations while we work

  • Photos and documentation of findings

Our Commitment to Independence

At MMI, we made a deliberate decision to remain an independent mold inspection company. We do not perform mold remediation, removal, or any type of contracting work.

This is a core part of how we operate and one of the main reasons clients choose to work with us.

Here’s why this matters:

  • Unbiased Recommendations

Because we don’t sell remediation services, our only priority is giving you accurate information.

We have no financial incentive to find problems that don’t exist or to recommend unnecessary work.

  • Objective Reporting

Our findings are based solely on what we observe and what the laboratory results show.

You can trust that our reports reflect the true condition of your property.

  • Peace of Mind

Whether you’re a homeowner, buyer, or property manager,

you can feel confident that our assessment is honest and professional.

  • Better for Real Estate Transactions

Many real estate professionals and buyers prefer working with independent inspectors

because the results are seen as more credible and impartial.

We believe you deserve clear answers without pressure.

Our role is to educate you in the situation so you can make informed decisions.

What Happens After Your Inspection?

We understand that waiting for results can be stressful,

especially if you’re dealing with a home purchase, health concerns, or water damage.

That’s why we aim to deliver your report quickly and clearly.

Here’s what you can expect after the on-site inspection:

  • Timely Reporting

In most cases, you will receive your full inspection report within 24 to 48 hours after the inspection is completed (depending on whether laboratory testing is required).

  • Clear and Professional Report

Your report will be written in plain language with photos, findings, and practical recommendations. You won’t need to be an expert to understand it.

  • Laboratory Results

If samples were collected, the official lab reports will be included as part of your final package.

  • Post-Report Support

After you receive your report, we are available to answer any questions you may have. We can walk you through the findings and explain what the results mean for your specific situation.

  • Next Steps Guidance

If issues are found, we’ll provide clear, unbiased recommendations on what to do next.

Because we don’t perform remediation, we can also refer you to reputable,

independent remediation companies if needed.

Our goal is to make sure you feel informed and supported throughout the entire process,

not just during the inspection itself.
